My 8 Step Buying Process

Before we begin searching for a property, I will provide you with a marketing presentation and key buyer resources. I will also ask you some initial background questions to ensure that I have all the details I need to help find you the right home at the right price.

 

I will work with you to fully explain and complete forms such as the Representation Agreement, the FINTRAC Identification form and the Working with a Realtor form. I will ensure that your interests are protected and that you are familiar with key real estate terms.

 

I will provide you with comprehensive home hunting checklists to give me more information about your needs and wants. I will only show you homes that meet the minimum needs you require. I will also assist you in the process of pre-qualifying and conducting a stress test for mortgage financing and put you in touch with reputable lenders.

 

I will help you understand the market in your desired neighbourhood by conducting a Comparative Market Analysis (CMA) for the homes you are interested in based on the most current market information.  I will use databases such as Propertyline and GeoWarehouse to obtain additional information on properties prior to drafting an offer. In addition, I will provide you with sold comparables and Market Watch information about your desired neighbourhood. I will also help you conduct a neighbourhood risk assessment for the homes that you are interested in. This may include a review of hazards that affect community safety, as well as government planning or zoning changes that may impact your quality of life.

 

I will send you information on properties from the Toronto Real Estate Boards MLS® System that might suit your needs using your preferred means of communication, whether in person or electronically. I will also search for properties using a variety of innovative solutions including the Buyer Registry Service, Exclusive Listings through Right at Home Agents, new home/condo searches through RealNet, and by accessing my VIP/Platinum pre-construction status with builders. I can also provide you with realtime access to listing information by setting you up on the Matrix portal.

 

Once you have decided which properties you want to see, I will arrange private showings for us to view the properties you are interested in either virtually or in-person.  I will also attend open houses with you (when permitted), if we cannot view a home privately.

 

I will help you determine an offer price based on current market conditions, location, amenities and the condition of the property. I will also conduct a review of homes sold and listed in the neighbourhood. I will then draft the Agreement of Purchase of Sale and other applicable forms including condition clauses and inclusions/exclusions to protect your interest. I will explain the offer form in full to you before we submit it.  I will present the offer to the sellers and their agent, and if needed, ask you for a personal letter to the sellers to assist them in “getting to know you.”

 

I will assist with negotiations of offers and work with your lawyer to close the transaction. If requested, I will use an electronic signature process through Instanet/AuthentiSIGN to minimize in-person contact. I will help you understand the deposit process, adjustments, fulfilment of conditions, waivers and arrange appointments for inspections. I will also provide you with a checklist for moving and other resources to help remind you of important to-dos before vacating your current home.
