Real Estate Fees

When it comes to selling your home, you have to spend money to make money. This can include land transfer taxes, lawyer’s fees, and mortgage discharge costs. But your biggest cost? Likely your real estate agent’s commission. There is no set rate of commission for real estate agents in Ontario. The commission can be a percentage of the sale price and/or a flat fee.

My fees are competitive with other full service real estate agents in the Greater Toronto Area and commensurate with the level of service I provide. As a professional licensed REALTOR® with Right at Home Realty, I do not charge any upfront fees for my services. Unlike discount brokerages, I provide full service including listing, marketing, showing and negotiation. With discount brokerages, sellers may find they must do a lot of the work themselves. This could include handling appointments and negotiating directly with buyers. Discount brokerages typically only list your home on the Toronto Real Estate Board’s MLS® System and may not provide any additional advice or guidance. You may also pay upfront fees even if you don’t sell your property.

In Ontario, there is an important legal distinction between treating someone as a ‘customer’, and treating someone as a ‘client’. In a client relationship, the brokerage must protect a client’s interest and do what is best for the client. For example, a brokerage must not disclose a client’s confidential information to others. A brokerage must also make reasonable efforts to determine and disclose any material facts relating to the transaction that would be of interest to the client. A brokerage does not owe the same duties to a customer.

I strongly believe in protecting my client’s interests. I always ensure that my clients have either a documented Listing Agreement or a Buyer Representation Agreement in place depending on their needs. I also do not personally represent both a buyer and seller in any real estate transaction. My goal is to always help my clients obtain the best price, terms and conditions and to avoid any misunderstandings or unpleasant surprises.

A portion of my fees are also donated to Habitat for Humanity to provide healthy housing for Torontonians in need.
