Have You Heard Of Kitec Plumbing?

Kitec plumbing consists of flexible aluminum pipe between an inner and outer layer of plastic pipe (PEX pipe) with brass fittings. Marketed as a cheaper and easy-to-install alternative to copper piping, Kitec plumbing was sold between 1995 and 2007 for potable water, in-floor, and hot-water baseboard heating systems, which means it can be found in houses and condominiums constructed or extensively renovated during this time.

There are inherent problems with Kitec plumbing that could either restrict water pressure or cause the fittings to fail completely, causing flooding and water damage to homes. The Kitec pipe is typically blue in colour for cold water applications, and orange in color for hot water applications.

A class action lawsuit has awarded a settlement of $125,000,000 U.S. dollars (less attorneys’ fees and other costs) to be used for the benefit of affected parties to pay for the repair of buildings, residences, homes or other structures plumbed with Kitec. However, a claim form must be completed and submitted by January 9, 2020, in order to be eligible for recovery under the settlement.

It is important for buyers to protect themselves when purchasing a property that was built between 1995 and 2007. Buyers should include appropriate conditions in offers that represent and warrant that the property does not contain Kitec plumbing, as well as a home inspection condition. Buyers should also ensure the property is inspected by a qualified home inspector.
