Purchasing a pre-construction condo has several advantages for buyers and investors. First, condos provide a lower financial burden versus a freehold or detached home. Second, the deposit structure is not overwhelming. Deposits may be broken down into smaller payments over 3-27 months, or until occupancy. And third, there is a lower financial risk to enter the real estate market.
Did you know that if you are buying a pre-construction condo directly from a builder, your interests are not fully protected? In fact, the salesperson you meet at the sales office is there to protect the builder’s best interest. You are not being represented by them.
As my client, my job is to ensure that you get the suite selection and features you want. In addition, my VIP or Platinum status with a builder may save you thousands of dollars. Savings could include free upgrades, caps on development charges, free parking, free lockers and more. My preferred status with a builder also allows you access before other buyers.
Not every real estate agent has Platinum or VIP status. Access to purchase condo units typically works in accordance with the following condo cycle:
1st in line – Family and Friends of the Builder
2nd in line – Platinum Launch (Right at Home Agents)
3rd in line – VIP Launch (Right at Home Agents)
4th in line – Real Estate Board(s) Agent Launch
5th in line – Pre-Registration Invites
6th in line – Public Opening
