My 8 Step Selling Process

Before I begin selling your property, I will provide you with a marketing presentation and key seller resources. I will also ask you some initial background questions to ensure that I have all the details I need to help sell your property at the best price. I will work with you to fully explain and complete forms such as the Listing Agreement, the FINTRAC Identification form and the Working with a Realtor form. I will ensure that your interests are protected and that you are familiar with key real estate terms.

 

I will provide you with a comprehensive seller’s questionnaire to give me more information about your property and neighbourhood. I will also work with you to compile key documents about your property and measure the dimensions of your rooms. I will prepare a number of reports to recommend a selling range for your property including a Propertyline Report, a GeoWarehouse Report and a Comparative Market Analysis (CMA). I will also provide you with sold comparables and Market Watch Home Price Index information for your community.

 

After the price of your home, the condition of your home is the single most important factor determining the maximum price your property will sell for and within the quickest timeframe. Buyers cannot visualize the potential of a property, they have to see it, which means presentation is key. I can work with you to ensure your property is professionally inspected, cleaned, staged and photographed. This can include feature sheet creation, YouTube video, custom property website domains, aerial drone video, 3D tours and schematic floorplans.

 

Once we have determined the price of your home and prepared it for sale I can then develop the marketing plan. Right at Home Realty has one the best online marketing programs in the industry. When you list with me, your home will be marketed to all other real estate websites through Right at Home Realty’s syndication process. This includes both national and international websites such as Zillow, ListGlobally, Kijiji, Google, Zolo, Zoocasa etc. I also have the ability to promote your listing to our in-house Realtors, on social media and within your local community. Through my brokerage network, I can put your listing out in front of over 440 million buyers and investors in over 60 countries.

 

Your property will be listed on the Toronto Real Estate Board’s MLS® system with appealing and accurate descriptions, interior pictures and a virtual tour. I can post up to 40 photos on MLS® and a full tour.  I will also search the Buyer Registry Service for buyers that have expressed an interest in properties like yours. I will continue to monitor the properties that have sold, and those that haven’t, to ensure that we are still priced appropriately and provide you with updates on the current market activity.

 

Access to your home for showings or open houses is a critical component of the sales process. I understand how difficult and inconvenient it can be to have people come through your home. I will take great steps to ensure this process is as streamlined as possible including using virtual showings. I will schedule showings when you are the most comfortable with them. I also use the Home by ShowingTime App with all my sellers. Through the App, you can automatically receive showing requests, confirm them, see feedback from potential buyers and view all activity on your home throughout the sales process. I can also use an electronic lockbox to provide the highest level of security for your home. I will always check and confirm with you first and ensure that only licensed Sales Representatives or Brokers and their clients who have booked an appointment through the Right at Home call centre attend the showings. I also follow up with every Sales Representative or Broker that shows your home and provide you with their feedback as soon as I receive it.

 

As we receive offers on your property, I will review each offer in full to ensure that you understand all the details. I will help you select the right offer that satisfies your acceptable price, needs and timeframes.  I will complete any applicable forms including condition clauses and inclusions/exclusions to protect your interest. My experience, knowledge and commitment to you will truly shine once we receive an offer for your property. There are many important strategic factors to consider besides the price. This is where I can really make a difference as I assist you in evaluating every important term of the contract to be sure I am looking out for your best interests.

 

I will assist with negotiations of offers and work with your lawyer to close the transaction. If requested, I will use an electronic signature process through Instanet/AuthentiSIGN to minimize in-person contact. Once you and the buyer agree on a price and conditions, the buyer will provide a deposit to be held in trust until all the conditions are met. The conditions have a set time for fulfilling and may include home inspections, financing, sale of the buyer’s property or lawyer’s approval. Once all conditions are fulfilled, the buyers sign a Notice of Fulfillment document and the deal is firm. I will continue to market your property until we have a firm deal. Once complete, I will provide you with a checklist and other resources for moving to help remind you of important to-dos before vacating your current home.
